Seaview Tipis – Terms & Conditions 2026

Bookings are subject to the following Terms & Conditions.

1. Contract

A contract between you (“the Guest”) and Seaview Tipis (“the Owner”) comes into existence once payment has been received and a booking confirmation has been issued.

The person making the booking is responsible for ensuring that all members of their party accept and comply with these Terms & Conditions. Failure to disclose relevant information or comply with these Terms may result in termination of the contract without refund.

2. Payment Terms

• A 50% non-refundable deposit is required at the time of booking to secure your stay.

• The remaining balance is due 30 days prior to arrival.

• Bookings made within 30 days of arrival must be paid in full at the time of booking.

• Failure to pay the balance by the due date may result in cancellation of the booking without refund of the deposit.

3. Cancellations & Amendments

3.1 Guest Cancellations

All cancellations must be made in writing via email to: seaviewtipis@gmail.com

As Seaview Tipis operates on a short July–August season, each booking forms a significant part of our annual income. Our cancellation terms reflect this.

• If cancelled more than 30 days before arrival, the 50% deposit will be retained.

• If cancelled within 30 days of arrival, the full booking amount remains payable and is non-refundable.

• No refunds will be given for early departures or no-shows.

We strongly recommend that guests take out comprehensive travel insurance to cover cancellation or unforeseen circumstances.

3.2 Date Changes

One date amendment may be requested more than 30 days before arrival, subject to availability. Amendments within 30 days of arrival will be treated as a cancellation.

4. Cancellation by the Owner

Your booking will not be cancelled by us except in exceptional circumstances beyond our control (including but not limited to extreme weather, safety concerns, or force majeure).

In the event we must cancel your stay, all monies paid will be refunded in full. Our liability will be limited to payments received.

If wind speeds exceed 50mph and we deem the tipis unsafe to occupy, we reserve the right to close the site in line with our wind management plan. In such cases, full refunds will be issued.

5. Nature & Environment

Seaview Tipis is an eco glamping site located in a natural coastal environment.

The tipis are traditional structures with open sides and are not fully enclosed. While we take reasonable steps to maintain comfort and cleanliness, insects and elements of nature may occasionally enter the accommodation. Refunds will not be issued for this.

Guests are expected to arrive prepared for outdoor living and varying weather conditions.

6. Occupancy

• Maximum occupancy is strictly:

• 2 persons in 14ft tipis

• 4 persons in 18ft tipis

• Only guests listed on the booking may occupy the accommodation.

• We reserve the right to terminate the booking without refund in the event of breach.

Bookings cannot be made by persons under 18 years of age. Under 18s must be accompanied by a responsible adult at all times.

7. Access

We reserve the right to enter the accommodation at reasonable times to undertake essential maintenance, inspection, or in case of emergency. Where possible, prior notice will be given.

8. Arrival & Departure

• Check-in: From 4:00pm

• Check-out: By 10:30am

Late departure may result in additional charges.

9. Smoking & Vaping

Smoking or vaping inside the tipis is strictly prohibited.

Failure to comply will result in immediate termination of occupancy and forfeiture of all payments. Guests will be liable for any additional cleaning or damage costs incurred.

10. Dogs

Well-behaved dogs are welcome.

• £20 per dog per stay

• Maximum of 2 dogs per booking

• Dogs must not be allowed on furniture

• Guests must clean up after their dogs at all times

• Dogs remain the responsibility of the owner at all times and must be kept under control

We reserve the right to request removal of any dog causing disturbance.

11. Damage & Cleaning

Guests are responsible for any damage, breakage, theft or loss caused by themselves, their pets, or members of their party.

The accommodation will be inspected following departure. Charges may be made for:

• Damage or breakages

• Missing items

• Excessive cleaning

• Failure to leave the property in reasonable condition

Please report any damage during your stay.

Furniture must not be moved between tipis.

Shoes must be removed before entering the tipis.

12. Personal Belongings

Guests are responsible for securing their belongings. Seaview Tipis accepts no liability for loss or damage to personal property.

13. Utilities & Equipment

We shall not be liable for temporary defects, outages or malfunctions of equipment, water, gas, or utilities beyond our control.

14. Behaviour & Noise

Guests must respect neighbouring properties and other guests.

• Quiet hours: 10pm – 8am

• No amplified music during quiet hours

We reserve the right to terminate a booking without refund if behaviour is deemed unreasonable or detrimental to others’ enjoyment or safety.

15. Fire Safety

Each tipi is provided with a fire pit.

Guests must appoint a responsible adult (not under the influence of alcohol or drugs) to supervise fire use at all times.

Fire pits must not be moved once positioned.

Fire extinguishers are provided and must only be used in emergencies.

16. Parking

• Maximum of 2 vehicles per booking.

• Vehicles must be parked in designated areas.

• Campervans must be declared in advance and may be directed to alternative parking.

17. Complaints

Any issues must be reported immediately during your stay to allow us the opportunity to resolve them.

Complaints raised after departure that were not reported during the stay will not be considered.

18. Site Location & Safety

The site is located within an enclosed coastal field near the South West Coast Path. Guests should exercise appropriate care and follow all signage.

19. Amendments to Terms

We reserve the right to make reasonable amendments to these Terms & Conditions at any time.
